Listing Your Home For Sale

Listing your home for sale should be an informed decision and choosing the right Realtor should be an integral part of that decision.

Please take a moment to review my 40-Point Commitment to Sellers. Then make an informed decision in selecting the right Realtor to promote and sell your home.

My Commitment to Sellers

  1. Interview the sellers to establish a good understanding of the qualities and features of the home.
  2. Prepare a Comparative Market Analysis (CMA) of homes sold in the past six months with similar features.
  3. Prepare a CMA of active homes with similar features to determine the competition in the market place.
  4. Verify the CMA's with a square foot replacement cost analysis.
  5. Work with the sellers to establish a "fair" listing price that takes into account current market conditions.
  6. After establishing the listing price, prepare the Listing Agreement for the sellers signature and have the sellers complete and sign an appropriate Property Disclosure Statement.
  7. Develop a targeted marketing plan for the property.
  8. Work with the sellers to properly stage their home for the best showings. This would include the removal of mounted animals which may be offensive to prospective buyers. Also assist the sellers in identifying items that should be stored that may diminish the showing of the home.
  9. Prepare a complete analysis of the home in order to complete the forms required by the Northeast Georgia Board of Realtors and that of the First Multiple Listing Service of the Metro Atlanta area.
  10. Secure from the sellers a copy of the deed, plat and two keys (one for the lockbox and one for our files).
  11. Take a significant number of pictures of the subject property to complete the MLS, FMLS, my web site, the Oprandi web site and a virtual tour.
  12. Input into the Northeast Georgia MLS all of the specifications and pictures. This information will be available to over 900 Real Estate agents in North Georgia, southern Tennessee and southern North Carolina.
  13. Input into the FMLS program all of the specifications and pictures. This will make your listing information available to all agents in the metropolitan and surrounding Atlanta areas, literally thousands of agents.
  14. Put an Oprandi Real Estate sign in a conspicuous location at the home.
  15. Attach a lock box, with key, in a location close to the entrance to the home. Each time a Realtors opens the lock box it registers in a computer that can be accessed at any time.
  16. Set out a smaller Oprandi directional sign at appropriate places to direct Realtors and others to the home site.
  17. Input the property specifications onto my web site with a complete description and numerous pictures. This web site (www.mountainlandhomes.com) receives numerous visits per day from all over the United States.
  18. Input the specifications and pictures into the Oprandi web site which receives 15,000 to 20,000 hits per month.
  19. Prepare a virtual tour from a large number of pictures taken for that purpose. Detailed information is also input to complete the virtual tour.
  20. Once completed, download the virtual tour into the MLS and FMLS systems and my web site, the Oprandi web site and Realtor.com. Realtor.com is viewed by over six million prospects per month.
  21. Prepare a flyer with pictures, description and price of the home and place them in a flyer box close to the Oprandi sign. This is intended for persons who are doing a drive-by but are not yet interested in touring the home. (Interest getter) Restock the flyers as necessary.
  22. Mail the flyer to over forty agents and Realtor offices.
  23. Place copies of the MLS sheet, Property Disclosure and plat in the home for prospective buyers to take with them when they leave. Keep these items stocked as necessary.
  24. Prepare a booklet to remain in the home that consists of a flyer, MLS sheet, plat, aerial photograph of the site, multiple pictures, an estimate of taxes, Property Disclosure Statement and a complete vendor list including banks, electric companies and the like.
  25. Advertise the home in the local newspaper.
  26. Advertise the home in the monthly issue of The Real Estate Book of North Georgia. This booklet has wide North Georgia circulation and each page is on the internet. Consequently the Real Estate Book receives inquiries and provides free copies of the book to most areas of North America.
  27. Monthly, provide the sellers with copies of all the ads that were run in the newspaper and The Real Estate Book.
  28. Show potential buyers the home and its features.
  29. Follow up with each person(s) to whom I have shown the property.
  30. Provide the sellers with information each week along with a critique from the other showing agents. As previously mentioned, this information is captured by computer each time an agent opens our lock box.
  31. Arrange to caravan the home. Each week, a different area of the county is chosen for the caravan. Multiple Real Estate companies participate starting at the host Realtors office. We then visit the homes on the caravan list. This provides exposure of your home to numerous Realtors who also critique the price and features of your home. This provides excellent feedback to you from the participating Realtors.
  32. Assist the sellers in evaluating and negotiating contract offers, always keeping the sellers interest in mind.
  33. Prepare and deliver counter offers from the sellers as necessary.
  34. Always keep the sellers focused on things that are reasonable AND unreasonable in a contract offer.
  35. Assist the sellers in evaluating a home inspection should the buyer order one. Home inspections are very common.
  36. Advise the sellers to order a termite inspection within thirty days of closing if new construction. Otherwise, the buyer is responsible if the home is a resale.
  37. Assist the sellers in a final walk-thru if the buyer chooses to have one prior to closing. A walk-thru is customary.
  38. Assist the seller in analyzing a preliminary copy of the closing document "Hud" prior to closing. Suggest changes as necessary.
  39. Attend the closing as sellers representative to insure that the closing is consummated and address any issues that may arise.
  40. Assist the sellers by referring them to a Real Estate agency if their move is out of town.
